For homebuyers and their agents

Know the record before you commit.

A Property Brief for Buyers turns one property address into a clear, sourced report on the home: ownership and deed history, flood-zone, permit, and zoning notes where records allow, and the questions worth asking before you commit. Homebuyers can order one directly. Agents can order one for a client.

1

36%

of real estate transactions need extensive, nonroutine title cleanup before closing, according to title companies' estimates for 2023.

2

$26,000

is the average cost to resolve the most common title insurance claims, which involve mortgages, judgments, and liens.

3

“Ownership, mortgage, and easement records are consistently identified as the most difficult to analyze.”

2

29%

of title insurance losses and expenses come from problems a public-records search can't find, like fraud and forgery. That's one reason a brief never replaces title insurance.

A Property Brief for Buyers reads a home's recorded history early, so you know what to ask your agent and title company. It isn't a title search or a substitute for title insurance.

Who we are

Who each brief is for

How it works

From address to brief, ready for the conversation.

Three steps: send the property address, we do the research, you talk it through.

  1. Submit the property

Pick the property address from the list, and add the MLS number if you have it. Homebuyers order the Property Brief for Buyers. Listing agents on a plan can also order the Property Brief for Sellers. Notes are optional, and we never ask you to upload an MLS sheet.

  2. We assemble the brief

We pull public records into a clear, sourced PDF: history, ownership checks, local risk notes, comps with caveats, and the questions that matter.

  3. Talk it through

Open your brief from your account or your email, then go over what the records show with your agent, your client, or anyone else helping with the deal.

Delivery

Research starts once we have the property address and payment is clear. Your finished brief is delivered to your account or by email.
